Irmo is the shortest loaded run we make and the one we make most often. Out of the gate on Broad River Road, north-west past Harbison State Forest, and we are sitting in a Friarsgate driveway in about twelve minutes on a normal morning. If the address is on the St. Andrews side we come across on St. Andrews Road instead and skip the Harbison Boulevard traffic altogether. Nothing about an Irmo delivery depends on a long rural turnaround or a river crossing, which is why most of our same-day calls land here. In a busy week we will have containers on four or five Irmo driveways at once.

The one thing to know before anybody quotes you a size is that the town straddles the Richland and Lexington county line. Two counties, two permitting offices, two solid waste systems, and the line does not follow the streets in a way that makes sense from the outside. We deal with both every week, but if your job needs a permit or a demolition notification, find out which side of the line the parcel actually sits on before you start. Requirements change on both sides, so confirm with the right county rather than going on what a neighbour did.

The housing is the real driver. Irmo built out hard from the late 1970s through the 2000s — Friarsgate, Coldstream, Whitehall, Ascot and the streets off Kennerly Road — and all of that stock is hitting first or second refresh at the same time, street by street. Original kitchens and hall baths, second and third roofs after a hail spring, decks rotting out at the ledger, and popcorn ceilings coming down. Under the older houses you have brick or block piers over a vented crawlspace, and Midlands humidity has been working on them for forty years: sagging batt insulation, rotted band joists, crushed flex duct and a collapsed vapour barrier all come out in the same load. Newer construction toward Lake Murray Boulevard is slab-on-grade, which changes the job but not the volume.

What we know about working in Irmo

Two Irmo details matter before delivery day. First, the subdivisions. A large share of Irmo is covenanted, and the covenants usually cover where a container may sit, whether it can touch the street, whether it needs screening and — the one that catches people out — how many days it can stay. Get your allowed window from the association before you book, give us the dates, and we will build delivery and pickup around it. Associations amend their rules, so ask for the current version in writing rather than assuming. Second, the ground. Irmo sits on the Piedmont side of the Fall Line, so most of these lots are red clay. Clay ruts under a loaded truck and holds water for days after a storm, and a saturated side yard in March is not a place to set a full box. Protection boards go under every container as standard and we will still walk the approach with you. Lake Murray work adds its own list: dock boards, old bulkhead timbers, decking and the aluminium and foam off a failed floating dock, plus a long narrow lakeside approach that often will not take a truck all the way down. We will set at the top and let you carry. Keep yard debris separate too — South Carolina keeps grass, leaves, brush and limb wood out of landfills, so loblolly pine limbs, water oak, sweetgum and pine straw ride as their own clean load to a mulching facility, never mixed into a remodel box. Getting a truck to you

Broad River Road north-west out of the yard for most of Irmo, St. Andrews Road for the older middle of town, Harbison Boulevard when the address sits near the I-26 interchange, and Lake Murray Boulevard for anything on the water. Ten to fifteen minutes on a clear morning. What actually costs time here is Harbison Boulevard at retail hours and the school traffic around the Dutch Fork buildings in the afternoon. Tell us the subdivision, the association’s day limit, whether the drive is clay or gravel and whether there is a septic tank or drain field anywhere near the set, and we will bring the right box and enough protection boards the first time.

Permits, streets and placement in Irmo

On a private driveway in Irmo you generally do not need a municipal permit. Placement in the public street or right-of-way is a different matter and normally requires approval — from the city or county where the road is locally maintained, or from SCDOT where it is a state route. Every municipality in Richland and Lexington counties runs its own form and its own lead time, and older streets here often have narrow shoulders and deep drainage ditches, so plan the permit before you plan the delivery.
