Crawlspace Moisture and Termite Damage Debris in Columbia
Columbia houses sit on piers over a vented crawlspace, and Midlands humidity plus termites turn cosmetic remodels structural. Here is what comes out from under the house and how to haul it.

Every market has one job that turns out bigger than the homeowner planned. In Columbia it is almost always the crawlspace. The floors feel soft in one hallway, somebody notices a musty smell in August, and by the time the access door is open and a torch is on the joists the conversation has moved from carpet to framing.
Columbia's older housing sits on brick or block piers over a vented crawlspace. Not a slab, and not the below-grade room a northern contractor might assume — houses here do not have them. Newer construction toward Blythewood, Chapin and Lexington is largely slab-on-grade. But in Shandon, Heathwood, Rosewood, Elmwood Park, Cottontown and Earlewood, the space under the floor is a low, dark, humid room with dirt for a floor, and it is where the problems live.
We have hauled the results out of Midlands driveways since 2014. The debris is a specific stream: wet fibreglass, torn plastic, rotted timber, crushed duct and thirty years of things somebody stored under the house.
Why a vented crawlspace is the problem, not the solution
Those foundation vents were meant to dry the space out. In the Midlands they do close to the opposite for most of the year. Summer air here carries an enormous amount of moisture, and when it is pulled through a vent into a crawl where the ground and the ductwork are cooler, it condenses — liquid water on the underside of the subfloor, on the joists, on the cold sheet metal of the supply trunk. Then more humid air comes in behind it. From May through September the crawl never fully dries out.
Add what Columbia soil does badly. Sandhill sand drains fast but shifts and undermines footings; red clay holds water like a bowl for days after a storm. Grade the yard toward the house, aim a downspout at the foundation, or let a vent sit below the surrounding dirt, and you have standing water under the floor. The 2015 flood and the storm events since made that obvious to a lot of owners who had never looked under their own house.
The result is a slow structural problem rather than a dramatic one. Wood held at high moisture content invites fungal decay — and the insects that make a living in damp wood.
What you actually find when you open it up
- Sagging or fallen batt insulation. Kraft-faced fibreglass stapled between the joists decades ago, now soaked and hanging in loops or lying face-down in the dirt.
- A collapsed or missing vapour barrier. Thin black poly, torn by every trade that has crawled over it, folded back on itself and half buried.
- Standing water and poor grading. Low spots holding water a week after rain.
- Mould on the subfloor and joists. Grey, white or black staining, sometimes fuzzy growth.
- Rusted ductwork and crushed flex duct. Old trunk lines with rusted seams, flex runs squashed flat, insulation sleeves torn open.
- Rotted band joist and sill. The perimeter framing carrying the floor onto the piers, soft enough to push a screwdriver into.
- Whatever the last three owners shoved under there. Scrap lumber, paint tins, tyres, garden chemicals, carpet roll ends, a child's bicycle.
That last category decides container size as often as the structural work does. A crawl used as storage for twenty years can fill a 10 yard roll-off before a joist is cut.
Termites are structural here, not a footnote
Subterranean termites are widespread across the Midlands and Formosan termites are established in South Carolina as well. That is why a termite bond is standard in a South Carolina house sale, and why cosmetic remodels routinely turn structural the moment the crawlspace insulation or the interior trim comes off. The damage was there the whole time; the insulation was hiding it.
In a crawl it shows up as mud tubes running up the face of a brick or block pier — pencil-width tunnels of soil connecting ground to wood; hollowed joists that look sound on the surface but are eaten out along the grain, so a probe goes straight in; and a damaged sill plate where framing meets masonry, usually the worst affected timber because it is the first one reached.
Do not guess at this, and do not let a general contractor guess either. Get a licensed inspection and a written report. Whether the colony is active changes the treatment; how far the damage runs changes how much framing comes out, and therefore what you throw away. Sistering a few joists is a different load from replacing a run of sill and rebuilding piers, which lands closer to structural demolition debris.
Encapsulation and remediation, and the debris it makes
The common fix here is remediation then encapsulation. In rough order: pull the old insulation and vapour barrier out, fix the water outside with grading and downspout extensions, add interior drainage if the site needs it, repair the damaged framing, then line the floor and often the piers with a heavy sealed liner. Vents get closed off, and many jobs finish with a dehumidifier.
Every step makes waste, and it does not all belong in one container run.

Two different loads: bulky versus dense
The mistake we see most is treating crawlspace debris as one stream. It is two.
The first is bulky and light: wet fibreglass, old poly, flex duct, torn sleeves. Unpleasant to handle and it eats volume fast, but it does not weigh much. That is where the capacity of a 15 yard or 20 yard roll-off earns its keep.
The second is dense: rotted framing full of water, brick and block from pier work, concrete from footings or a sump pit. That belongs in a small container run as a dedicated heavy load. Mixing the two gives you a container you cannot legally haul, full of air at the top and overweight at the bottom.
Be honest about water weight. Insulation that felt like nothing in the shop weighs several times as much coming out of a wet crawl, and a rotted joist holds far more water than sound lumber. The access problem — it all comes out by hand
This is what separates crawlspace work from every other residential job. There is no chute and no window. Everything leaves through a crawl door or vent opening maybe eighteen inches by two feet, one armful at a time, by somebody on their knees.
So container placement matters more here than almost anywhere else. Put the box as close to the access as the driveway and the truck allow. Thirty extra feet of walking, multiplied by two hundred trips, is most of a day. Tell us which side the crawl door is on when you book, and where the low limbs and overhead lines are. Health and safety under the house
- Respirator, not a dust mask. Coveralls, gloves, knee pads, eye protection. Spores fly the moment insulation comes down.
- Rodents and their droppings, wasps, spiders and snakes all live under Columbia houses. Look before you put a hand down.
- Standing water plus old wiring or a dropped work light is a real electrocution risk. Kill the circuits before you go in wet.
- Confined-space common sense: never work alone under the house, keep someone outside who knows you are in there, keep the access clear.

Pre-1980 houses: stop and test
If the house went up before 1980, assume asbestos until testing says otherwise. In a crawlspace the classic location is pipe and duct wrap around old ductwork and lines — the wrapped material on that trunk line is exactly what you do not tear off. Above the crawl, the same era brings floor tile and its black mastic, plaster skim coats, siding and roofing felt. Pre-1978 houses also carry lead paint, which brings the EPA renovation, repair and painting rule into play for paid work.
Since the 2024 DHEC split, solid waste and asbestos sit with the South Carolina Department of Environmental Services. Demolition generally triggers an asbestos inspection and notification before work starts, and thresholds are worth confirming directly because the reorganisation is recent. We cannot take asbestos-containing material in any container — that goes to a licensed abatement contractor. What does not go in the container
Treated lumber from pier posts and sill repairs is fine in a normal construction load. The chemicals stored under the house are not: old pesticides and termiticide, petrol and kerosene cans, paint and solvents, pool chemicals, motor oil. Those go to a household hazardous waste drop-off run by Richland County or Lexington County, depending which side of the Congaree you sit on. Confirm accepted items and drop-off days first; both counties adjust their programmes.
Old ductwork, pier straps and any cast iron are worth separating as scrap metal rather than burying in the load. If regrading produces yard debris, keep it as a separate clean load — South Carolina keeps yard trash out of landfill disposal.
Timing the work around Columbia heat
June through September, crawl work is an early-morning job. In a respirator and coveralls the space under the house is not the relief people expect — it is stiller, dirtier and harder to get out of quickly. Crawlspace work is unglamorous, and it is the most common source of unexpected structural work in this market. It is also manageable when the debris plan is made before the first batt comes down.
